From the Classroom to the Convention Floor

PSU MSRE students reflect on ICSC Las Vegas

For students in Portland State University's Master of Science in Real Estate (MSRE) program, learning extends far beyond the classroom. This spring, four MSRE students traveled to ICSC Las Vegas, one of the nation's largest retail real estate conferences, where they connected with industry leaders, explored emerging trends, and experienced firsthand the realities of today's commercial real estate market.

Over three days, students attended professional development sessions, keynote presentations, networking events, and industry meetings with professionals representing a wide range of markets and specialties. Speakers included media entrepreneur Randi Zuckerberg and sports broadcaster Erin Andrews, while educational sessions covered topics ranging from retail development and leasing to investment strategy and market outlooks.

Among the most impactful discussions for the student group was a panel focused on capital raising and underwriting. Industry experts examined how shifting interest rates and evolving investor expectations are reshaping deal-making across the commercial real estate sector. As access to capital becomes more challenging, developers and lenders are placing greater emphasis on risk assessment and disciplined underwriting practices.

Beyond the educational programming, the conference also demonstrated the broader impact of real estate on communities. One memorable conversation involved the mayor of a small California town seeking strategies to address economic activity flowing to neighboring communities. The exchange highlighted the role real estate development and investment can play in shaping economic growth, community vitality, and long-term success.

The experience left a lasting impression on many students, who found that the conference reinforced concepts learned in the classroom while providing exposure to the relationships, decision-making, and innovation that drive the industry.

"Attending ICSC Las Vegas helped deepen my understanding of commercial real estate beyond the classroom by exposing me to the real-world dynamics of negotiation, trust, networking, leasing strategy, and data-driven decision-making," said Adriana Orozco, MSRE candidate.

Lane Smith, also an MSRE candidate, emphasized the value of connecting academic learning with industry practice.

"ICSC Las Vegas connected my classroom learning to the real world. From macro market insights to informative networking conversations, it showed me that great relationships and embracing AI and other data tools are key to maintaining a competitive edge in commercial real estate," Smith said.
